Some issues quietly reduce a block’s value, buildability or resale appeal. None are necessarily deal‑breakers but each should be identified, cost and factored into your offer. Here are fifteen to check, all verifiable through official NSW sources.
The 15 red flags
- Easement across the buildable area — drainage/sewer/power easements reduce your usable envelope (check the DP & 88B).
- Restrictive Section 88B / tight building envelope — limits home size, siting or design.
- Flood‑prone land / high Flood Planning Level — raised floor levels and controls (Section 10.7).
- High Bushfire Attack Level (BAL‑40/FZ) — significant construction cost and design constraints.
- Contaminated or filled land — may need remediation/validation (check Section 10.7 and any site history).
- Highly reactive or problem soil (Class E/P, AS 2870) — engineered footings add cost.
- Steep slope / significant fall — cut‑and‑fill, retaining walls and drainage.
- Narrow, irregular or battle‑axe lot — awkward, costlier builds; reduced usable land.
- Busy road, rail or industry nearby — noise/acoustic requirements and amenity impact.
- High‑voltage powerlines / transmission easement — building and amenity limits.
- Unfavourable orientation — poor solar access (south‑facing living) affects comfort/efficiency.
- Poor or costly servicing — no reticulated sewer (pressure/pump systems), distant power, no gas.
