About Riverstone 3+3 House & Land

Riverstone 3+3 was an Impressive Property Developments project at Grantham Farm, in the North West Sydney growth corridor — six house and land packages, each on Torrens Title land, built with a renowned builder and sold to investors.

The project was completed in 2015. The feedback from the new owners exceeded expectations, and the project was a complete success.

The land ran from 360sqm to 450sqm — easy-to-build blocks in a quiet residential precinct, with shops, cafes, schools and transport close by. Every package has sold.

Ten years on, Grantham Farm is a gazetted suburb in its own right, and the infrastructure the early buyers were counting on has arrived: a $26.63 million basin precinct and public park, roadworks on the Windsor Road approach, and a new public primary school and preschool planned to open in 2028.

  • Transport Riverstone station and the metro at Rouse Hill Riverstone is on the Richmond line, about five minutes from Grantham Farm. Sydney Metro Northwest at Rouse Hill — the first fully automated metro railway in Australia — is roughly ten minutes away, and Rouse Hill Town Centre with it.
  • Education A new primary school and preschool for Grantham Farm The NSW Department of Education has published the design for a new public primary school and preschool on the corner of Crown and Hamilton Streets. It is planned to open in Term 1, 2028 with at least 500 students, 24 classrooms, three support learning rooms and a preschool for up to 60 children a day. Vineyard Public School will transition to it. Planning approval is still being determined by the department.
  • Nearby The Edmund Street Basin Precinct and its new park Blacktown City Council and the NSW Government have opened the $26.63 million Edmund Street Basin Precinct: stormwater basins, a drainage line and open channel, pollution traps and a large rain garden, alongside a new playground, pathways, landscaping and open space. The council put in $10 million from developer contributions and $16.63 million came from the NSW Accelerated Infrastructure Fund.
  • Getting around Windsor Road, Loftus Street and the Edmund Street works The Loftus Street upgrade is one of Blacktown City Council’s Accelerated Infrastructure Fund projects, easing traffic on the approach to Windsor Road. Road and drainage works continue along Edmund Street between Yusen Street and Garfield Road East.
  • Shops and services Shops, services and Carmel Village The IGA, post office, pharmacy, medical centre and several eateries are about five minutes away, with Carmel Village Shopping Centre on Windsor Road and Rouse Hill Town Centre ten minutes further on.
  • Growth Growth across the Grantham Farm precinct Grantham Farm was gazetted as a suburb in its own right in November 2020. Housing here is scaling up from a small enclave of around 90 homes toward more than 800 across the estate’s stages — the growth the buyers at Riverstone 3+3 bought into early.
