About Orchard Hills
Orchard Hills is an Impressive Property Developments landholding at 76 Lansdowne Road — five acres about 300 metres from the new Orchard Hills Metro Station, on the line linking St Marys, Bradfield and Western Sydney International Airport.
A new metro station and town centre with shops and a proposed primary school will form the neighbourhood’s focal point, with sporting fields, parkland and water bodies for recreation and relaxation.
The site sits inside the NSW Government’s Orchard Hills rezoning area and is not yet rezoned. Orchard Hills, and what is planned around it
These are the NSW Government’s figures for the Orchard Hills Stage 1 rezoning proposal — the precinct as a whole, not this site. The proposal was exhibited until 1 May 2026 and is being finalised.
- Transport Orchard Hills Metro Station The station is the centre of the plan. It sits on the metro line linking St Marys, Bradfield and Western Sydney International Airport, with new and improved roads, cycleways and walkways planned to connect it to the rest of the precinct.
- Shops and services A new town centre A hub around the station with shops, services and entertainment, and 23 hectares of new retail, commercial and employment space.
- Nearby Up to 5,700 new homes The Stage 1 proposal allows for up to 5,700 new homes at building heights of between 2 and 25 storeys, with the taller buildings concentrated closest to the station.
- Growth Around 2,100 local jobs The Department’s estimate for the employment the precinct will support once built.
- Nearby Almost 20 hectares of open space Parks, sporting fields and civic spaces, alongside protection for the area’s waterways and environmental land.
- Nearby A community hub A multi-purpose community building of at least 2,400 square metres, planned to hold a library and creative spaces.
